The Carriage House at 259 San Marco Avenue is operated by House of Assembly Events and sits within the historic Fort Menendez district on the northern edge of downtown St. Augustine. It is a 2,000 square foot climate-controlled barn venue — small by rural barn standards, but genuinely unusual for its location: there is not another barn venue in St. Augustine's downtown historic district.

The interior is the venue's main draw. Exposed beams, market lighting strung throughout, and a carriage wheel chandelier overhead give the space its character. Barn doors on either side of the main entrance create a natural ceremony frame. The venue includes an outdoor courtyard for ceremonies or cocktail hours, a covered open-air Bridle Path space with catering kitchen, a garden with a bridge and water feature, and an upstairs bridal suite called the Bridle Room.

We photographed a wedding here in January 2020 and came away with a clear sense of what this venue does well: the intimacy of the downtown location, the warm barn interior, and the garden details. It is not trying to be a 300-person venue. Couples who book it are typically drawn specifically to the downtown access and the smaller scale.

Why We Love Photographing at The Carriage House

The carriage wheel chandelier is genuinely distinctive. We have photographed in a lot of barn venues and most rely on standard Edison bulb market lights and wood beams. The chandelier at The Carriage House gives the interior a focal point that most barn venues lack — it anchors the room, adds scale to wide-angle reception shots, and creates a recognizable signature element in the images.

The downtown location means the surrounding neighborhood becomes available for portrait sessions. San Marco Avenue puts you within minutes of the old city gates, the Cathedral grounds, and Flagler College. A barn wedding with portraits in the historic district has a combination of aesthetic registers that few venues can offer — rustic and historic simultaneously.

The scale rewards intimacy. The 2,000 sq ft space photographs with warmth when it is genuinely filled with guests and energy. A 60-80 person wedding in this space will produce better reception photos than a 60-80 person wedding in a cavernous 10,000 sq ft venue. The lighting, the crowd energy, and the camera-to-subject distances all work in your favor at this size.

Best Photo Locations at The Carriage House

The venue offers several distinct settings within a compact footprint:

The Main Barn

A 2,000 sq ft climate-controlled barn with exposed beams, market lighting, and a carriage wheel chandelier that functions as the room's centerpiece. The white-neutral interior and warm overhead market lights photograph well under mixed natural and artificial light. Barn doors make for a strong ceremony framing element.

Carriage Courtyard

The outdoor courtyard adjacent to the barn offers an enclosed ceremony space with the barn as backdrop. The courtyard's combination of architectural elements, mature plantings, and open sky overhead creates a different mood from the barn interior — more garden-like, with natural light.

The Garden with Bridge and Water Feature

A garden area includes a decorative bridge over a small water feature. The combination of bridge, water, and surrounding plantings mirrors the kind of detail-rich pastoral setting that works well for couple portraits between ceremony and reception.

Bridle Path (Covered Open-Air Room)

A covered outdoor structure with caterers' kitchen access that serves as a secondary space — good for cocktail hours or overflow. The open-air design with roof cover gives it flexibility in variable weather and the structure frames backgrounds cleanly.

The Bridle Room (Bridal Suite)

The getting-ready suite features rustic wood floors, neutral walls, a sitting area, and an extra-long makeup counter. Natural light through the windows makes it workable for getting-ready photography without relying entirely on artificial light.

San Marco Avenue Exterior

The venue sits on San Marco Avenue within the historic Fort Menendez walls. The surrounding neighborhood has historic character and the venue's exterior reads as a genuine downtown barn — unusual enough in an urban setting to make the street-level context itself a photography element.

Planning Your Timeline

We don't publish generic timelines. They're useless without knowing your date. Here's why:

December 5:30 PM sunset
June 8:30 PM sunset

A 5pm ceremony works great in summer. In winter, it means dark portraits. Your timeline must match your actual date and what matters most to you.

Photography Tips for The Carriage House

Here is what we recommend based on experience at this venue:

The Carriage Wheel Chandelier Is the Room

The carriage wheel chandelier is the signature element of the barn interior — it reads as both rustic and elegant and anchors the entire space visually. Incorporate it into wide-angle reception shots and look for angles that use it as a ceiling element framing portraits from below. It photographs warmly under the market lights.

Outdoor Ceremony Space Is Courtyard-Scale

The Carriage Courtyard is intimate — plan your outdoor ceremony setup with a guest count in mind. This venue rewards couples who lean into the smaller, more personal ceremony experience rather than trying to pack in a large guest list outdoors. For larger events, the indoor barn gives more breathing room.

Climate Control Is a Real Advantage

Barn venues in Florida without climate control can be uncomfortable in summer. The Carriage House's 2,000 sq ft climate-controlled main barn means you are not dependent on cross-breezes in August. This also affects indoor photo quality — comfortable guests photograph more naturally.

Use the Garden Between Ceremony and Reception

The bridge and water feature in the garden are a short walk from the main barn. A 10-15 minute portrait detour there during cocktail hour gives the album a softer, garden-style sequence that contrasts with the barn interior images.

The Carriage House Wedding FAQ

Common questions about weddings at The Carriage House

The Carriage House is a 2,000 sq ft climate-controlled barn wedding venue at 259 San Marco Avenue in St. Augustine, run by House of Assembly Events. It describes itself as the only barn venue in downtown St. Augustine. The venue features exposed beams, market lighting, a carriage wheel chandelier, outdoor courtyard, and garden space within the historic Fort Menendez walls. Visit houseofassemblyevents.com for current pricing and availability.

The main difference is location. Tringali Barn and Chandler Oaks Barn are rural venues with acreage outside the city. The Carriage House is downtown, within the historic district, on San Marco Avenue. You get the barn aesthetic without the 20-minute drive from the city center. The trade-off is scale — the Carriage House is more intimate at 2,000 sq ft compared to larger rural barns. It suits couples who want downtown proximity and an intimate setting.

Yes — the Bridle Room is the on-site getting-ready suite with rustic wood floors, neutral walls, a sitting area, and an extra-long makeup counter. It has natural light, which makes it useful for getting-ready photography. The venue also has a caterers' kitchen in the covered Bridle Path space.

The venue has a private parking lot on the south side of the property with additional handicap-accessible parking on the north side. For a downtown location in St. Augustine, on-site private parking is a meaningful convenience — street parking in this neighborhood can be limited on weekends.
